Modern extension and internal alterations.
The owners of this modern property sought to improve the general layout, and address the limitations of the existing small room sizes, by forming an extension to the rear to accommodate an open plan kitchen / living / dining area with direct access to the South facing garden.
The challenge of working with an existing site boundary wall and privacy considerations was met by extending and incorporating the wall into the design, providing a solid 'bookend' to the lightweight glass extension. The restrictions of first floor window heights led to a flat roof solution; high standards of thermal performance were balanced with careful detailing to achieve a slim roof profile.
The rooflights, sliding-folding window, and kitchen feature window, combine to maximise daylighting to the extension. The large windows together with the roof overhang and deck allow the garden to be enjoyed in all weathers.
The team included Beech Joinery & Building with the sliding folding window being supplied by Runciman & Redpath Joinery.
