3-bed cottage
- Client: Private Client
- Project Size: 225 sqm
- Location: mountain cross, scottish borders
- Status: complete
This new 3-bedroom home has replaced what was previously a very awkwardly arranged traditional small cottage within this existing settlement. Significant Planning challenges were overcome to achieve additional floorspace on the site with accommodation that is more suitable for modern family living.
The form of the house combines a traditional gable width, which results in a massing which is sympathetic to the context, with a more contemporary aesthetic. The ground floor includes semi-open plan space with a full height living space, all arranged to make the most of fantastic views across the valley to the East.
A ‘fabric first’ approach was used for this timber frame structure, with high levels of insulation and air-tightness combining with a mechanical ventilation with heat recovery (MVHR) system and air source heat pump to minimise the buildings energy use.
