A series of new and adapted units within an East Lothian industrial estate creates flexible solutions to support a wide range of businesses and operational needs - from small-scale workshops to larger industrial uses.

From initial planning to retrospective building warrant applications, new builds to extensions, and fitout to speculative development, we’ve had a taste of it all with our client Hadfab Ltd in this long established estate at Macmerry.

Where we looked at the fitout of an existing unit, we had to address significant alterations to the shell to adapt a base industrial unit to suit an end user brief for office accommodation. This involved meaningful interventions to provide the key requirements of fire separation, acoustics, services and daylighting.

New units required careful consideration in terms of access, proximity to neighbouring units, being sited in a former mining area and options for future expansion.

Each new unit was planned with functionality at the forefront. Clear internal spans, generous loading areas, and practical servicing arrangements ensure that day-to-day operations run smoothly. Portal frame construction within insulated metal cladding, ensures speedy erection, low maintenance, and a consistent visual quality across our client’s portfolio.
