The existing listed bothy wing to this historic farmhouse is to be renovated and altered to form modern, comfortable, ancillary accommodation. The property is grade b listed and dates from 1779 with early 19th century additions and later alterations. The renovation works include removal of internal finishes and the installation of a ‘breathable’ insulation strategy which will be more sympathetic to the historic building fabric. Where possible original features, including stone walling, are to be exposed to contrast with more contemporary fittings.
Window alterations are proposed to the south elevation to provide more suitable levels of daylighting to the new bedroom and living space. New sliding barn door shutters will provide weather protection and security whilst also being appropriate to the original agricultural character of the bothy.
A garden room extension, which is to include a feature rafter line ceiling with exposed structure, and high performance alu-clad windows, will form a link between the bothy and main body of the farmhouse.
The significant improvements to the energy performance will allow heating to be provided by an air-source heat pump combined with roof mounted PV panels and an underfloor heating system. Even displaced bats will be more comfortable with a new Beaumaris batbox! Construction is expected to commence in late 2025/early 2026.
